The Complex will include a convenience store, car wash and gas station pumps. In addition, the applicant is also seeking a Variance to reduce the front and rear setbacks. The front setbacks will be reduced from 50 feet to 35.1 feet (Washington Blvd), 50 feet to 34.1 feet (Gorman Avenue), and rear setback from 10 feet to 5 feet.

The minutes of the May 28, 2020 meeting were approved as written on motion by Mr. Lee and seconded by Mr. Whitley carried on a roll call vote of all other members present.
Next, the Board heard the request for Variance Application No. 900 and Resolution No. 20-06-BOA, 711 Washington Boulevard/303 Gorman Avenue Laurel, Maryland 20707, filed by SMO Incorporated c/o Renee Montgomery, P.O. Box 2810 LaPlata, MD 20646. Mr. Burrough completed the reading of the record for the administrative approval process and presented the technical staff report dated September 9, 2020, stating the applicant is seeking Special Exception for a Gas Station Complex with Variance for setbacks, driveway entrance, and landscaping. The property is zoned Commercial General (C-G) and the existing site is a Shell gas station and a used car dealership (International Motors). The existing address of the Shell Station is 711 Washington Boulevard and International Motors is 303 Gorman Avenue.
The applicant’s attorney, Mr. Daniel Lynch, McNamee Hosea Law Firm, 6411 Ivy Lane Suite 200 Greenbelt, Maryland 20770, thanked staff for guidance on the project and stated they do agree with the staff report and conditions. He briefly summarized the scope of the project and added they plan to address storm water management during redevelopment of this site. Lastly, Mr. Lynch stated he along with the Civil Engineer and the applicant are available for any questions.
There was discussion amoung the Board, staff and the applicant regarding the timeline of the project which is approximately 6 months to one year, the increased greenspace and modern look of the new gas station that will be a significant improvement to the property.
Chairwoman Chenualt opened the public hearing at 6:20 p.m.

On motion by Mr. Lee seconded by Mr. Whitley, and carried on a unanimous vote by all members present, Variance Application No. 907 and Resolution No. 20-06-BOA were approved as presented in the Technical Staff Report.
